- Initiate file with your Broker
- Audit purchase agreement, addendums and counters.
- Create transaction schedule and deadlines for contingencies, including loan commitment, inspection period, escrow due dates, appraisal, title commitment, and lien search.
- Facilitate effective communication among all parties involved.
- Provide routine transaction status updates and procure any unresolved matters.
- Upload all reports, disclosures, and transaction-related documents in a shared file for access anytime.
- Prepare amendments, modification of terms and requests for repairs per agent direction.
- Coordinate the scheduling of appraisal, home inspection, survey, and walkthrough dates and access arrangements to align with the contract's stipulated timeframe.
- Supply agent's office with finished file and receive brokers final approval.
- Attending to any post-closing issues and ensuring that all required documentation is promptly delivered to the appropriate parties.
- Obtain client testimonials and online reviews (optional).

- Obtain copies of homeowners/condo association documents and forward them to the Buyer and Agent.
- Verify the Buyer has submitted a completed application to the association and provide support in securing HOA approval, including obtaining any additional documents or coordinating further necessary actions.
- Ensure Title company has the proper approval to perform closing.

- Open escrow and ensure EMD (Earnest Money Deposit) deposits are made, and obtain escrow letter.
- Ensure that all essential title-related components, including title commitment, lien search, estoppel, survey, and other requirements, are requested and assist in obtaining any remaining items to clear title.
- Ensure title has all necessary documents, invoices and credits and closing is on target.
- Request preliminary settlement statement and closing instructions for client to review.
- Confirm and provide support during the closing, including organizing the last walkthrough, setting the closing appointment, and verify funding.

- Liaising with lenders to ensure the timely submission of all required information and documentation.
- Monitor underwriting process through receipt of loan commitment to obtaining the clear to close.
- Ensure the appraisal order is in place and continue to monitor the appraisal outcome.
- Confirm that the title company has received the closing package from the lender.
- Ensure the Buyer is provided with the Closing Disclosure at least 3 days in advance of the closing.
- Oversee the timely and accurate transfer of funds.
